Pre-war co-op with a managing-agent COI and a service elevator, fifth-floor walk-up with a narrow stair, doorman tower with a reserved freight elevator, or a two-family house with a mattress in the basement: there's no walk-up surcharge, no high-rise fee, and no borough modifier. A twin mattress is $111, a full/double $126, a queen $139, and a king/Cal king $154; a box spring (any size) is $124 and a mattress + box spring set is $192. A bed frame (any size) is $92. You skip the part everyone hates — New York requires curbside mattresses to be sealed in a plastic bag, but we wrap it in the bedroom and carry it out, so no bagging and no curb drag. The NYC mattress recycling fee is already baked into the price, mattresses go to a recycler, and bed-frame disassembly is included. $75 minimum.
