Best practices for cleaning out a storage unit

A storage unit cleanout sounds simple — open the door, haul everything out — but a few decisions made in the first ten minutes can save you a month of rent, a tax write-off, or an argument with the front desk. Here's the playbook we follow on every NYC storage unit cleanout, whether it's a 5×5 locker at Manhattan Mini Storage or a 10×30 unit at CubeSmart.

1. Time it before your billing cycle

Most NYC self-storage facilities (Public Storage, Extra Space, CubeSmart, Manhattan Mini Storage) bill monthly with no proration on move-out. If you empty on the 2nd of the month, you still pay for the full month. Schedule the cleanout to land 2–3 days before your renewal date — that's the cheapest day to be empty.

2. Photograph the unit before you start

Take a wide shot of the closed door (showing the unit number and your padlock), one wide interior shot, then close-ups of anything potentially valuable. Useful for: tax-deduction donation records, insurance, and disputing any "you left damage" claims from the facility after move-out.

3. Tell the facility you're coming

Manhattan Mini Storage, CubeSmart, and Extra Space all let you authorize a third party online or at the front desk. Notify them 24 hours ahead with the cleanout company name and ETA — saves a panicked phone call from the gate when the hauler shows up. 4. Sort donate / sell / toss before the truck arrives

Anything in usable condition (furniture, appliances under 10 years old, books, kitchenware) can go to Housing Works, Salvation Army, or Habitat ReStore — get a donation receipt for the IRS. Items over $500 in resale value should be photographed individually with that day's date for the tax record. Everything else gets weighed and priced for removal.

5. Pull the obvious keepers first

Documents, photo albums, jewelry boxes, family items — pull these before the cleanout starts and put them in your car or take them home. Don't let "I'll grab it on the way out" be how you lose your grandmother's letters. The hauler is moving fast and items in unmarked boxes look identical to disposal.

6. Watch for hazardous items

Storage units accumulate paint cans, propane tanks, car batteries, and lithium-ion batteries (laptops, e-bikes, vapes). These can't go in regular junk pickup — they need DSNY SAFE Disposal Events or a licensed e-waste partner. Flag them to your hauler before pickup; we route them to the right facility instead of getting fined at the transfer station.

7. Handle the lock and keys

Most facilities require you to remove your padlock at move-out so the unit can be re-rented. Bring bolt cutters if you've lost the key, or call the office — they have an angle grinder for $25-50. Don't leave the lock attached "for next time"; the facility will charge you a "lock removal fee" of $75-150 at the end-of-month inspection.

8. Sweep and inspect before you sign out

After the unit is empty, sweep the floor and check the walls for damage. Get a signed move-out form from the facility manager confirming "unit returned in clean condition." Without that signature, some facilities will bill you for a "cleanout fee" 30 days later. Take a photo of the empty unit with the form visible.

9. Cancel auto-pay the same day

The most common storage cleanout regret: emptying the unit but forgetting to cancel autopay. You'll get charged for another 1–2 months while you wait to notice. Cancel the auto-pay, get a written confirmation of contract closure (email is fine), and check your card statement next billing cycle.

10. Save donation + disposal receipts
