You knew it was coming. Three months of late rent, then no answer to texts, then the locks are unchanged but the apartment is empty of people and full of trash. Couch with stains. Mattress on the floor. Half-eaten food in the fridge. Pile of garbage bags by the door. You can't show this to a new tenant. You can't even sleep at night thinking about the lost rent.
We come the next day. Sometimes same-day. We clear furniture, trash, food, mattresses, everything not nailed down. We photograph the apartment before and after — useful for security deposit deductions and small-claims court if you ever go after the old tenant. By the time we leave, you can call a painter.
