How eviction cleanout pricing works

You're priced on volume — how much the departing tenant left behind — not by the hour or the unit. Photograph each room and the quote itemizes it. For a full unit turnover it's easiest to think in truckloads:

VolumePriceRoughly
Quarter truck$325a mostly-empty unit, odds and ends
Half truck$580a studio or small 1-bed left furnished
Three-quarter truck$790a large 1–2 bedroom
Full truck$985a fully-furnished apartment left behind

Heavier units simply take more than one load, priced the same way. You get an itemized total before dispatch — useful when you need a documented figure for the security-deposit accounting. Minimum order is $75.

Same-day availability so the unit is broom-swept and ready to re-list without losing weeks of rent. Book by photo — no waiting around for an on-site estimate.

Documentation for your file

Before-and-after photos and an itemized invoice for every job — the paper trail you need for security-deposit deductions and owner reporting.

COI and multiple units, handled

Certificates of Insurance sent to your managing agent the same day, and one point of contact when you're turning over several units at once — each priced by its own volume.

Frequently asked questions

How much does an eviction cleanout cost in NYC?

It's priced by volume, not by the unit or the hour. A mostly-empty unit (a quarter truck) starts at $325, a small furnished apartment (half truck) around $580, and a fully-furnished apartment left behind (full truck) $985 — heavier units just take more than one load. Photograph each room for an itemized total in seconds. Minimum order is $75.

When can you start — do I need the eviction to be complete first?

Yes. We clear the unit once possession is legally yours — after the city marshal has executed the warrant, or the tenant has surrendered and moved out. We remove what was left behind; we don't remove a tenant or their belongings before an eviction is legally complete. Once the unit is yours, we can often be there the same day.

How fast can you turn a unit around?

Same-day is available, and most units are cleared and broom-swept within 2–4 hours depending on volume. Tell us your re-list date and we'll schedule to hit it.

Do I need to be on-site?

No. Leave access with the super, a lockbox, or the front desk and review the before-and-after photos and invoice remotely. Most property managers never make a trip.

Can you send a Certificate of Insurance to my building?

Yes. Enter the managing agent's name and email at checkout and we'll send the COI directly, usually within a couple of hours and at no charge, so the crew can get in.

I have several units turning over — is there a bulk rate?

Each unit is priced by its own volume — there isn't a separate discounted bulk rate, but you get one point of contact and a documented invoice per unit, which keeps multi-unit turnovers simple to track and expense.

Do you leave the unit ready to re-rent?

The crew clears everything and broom-sweeps the unit so it's ready for paint or your make-ready. Cleaning beyond a sweep (deep clean, repairs) isn't part of a junk removal, but the space will be empty and swept.

What happens to the tenant's leftover belongings?

Usable furniture and goods are donated where a charity can accept them; metal, appliances, and electronics are recycled; the rest goes to a transfer station. You get a breakdown of where each category went for your records.
