Why doorman buildings are a different game

Freight elevator coordination

Most prewar co-ops and managed condos require freight elevator booking. Once the COI is accepted, the super or resident manager reserves a freight slot for the pickup window. We check in at the loading dock or service entrance, the freight gets blanket-padded (every truck carries 4-6 furniture blankets), and the crew runs the load-out through the service corridor — never the passenger elevator. Standard etiquette, standard execution.

Can you submit a COI to my managing agent?

Yes — free, same-day. Add your managing agent's name and email when you book, plus any additional-insured language your building requires. We email the Certificate of Insurance directly to them, usually within a few hours. No fee, no chase, no back-and-forth.

What insurance limits do you carry?

Our haulers carry standard NYC commercial general liability with limits that meet typical doorman building requirements. If your building has a specific limit requirement (e.g., $2M aggregate, umbrella endorsement), tell us at booking and we'll confirm before we dispatch — never a surprise rejection at the door.

How does freight elevator coordination work?

Most managed buildings require freight elevator booking through the super or resident manager. After we send the COI, you (or we — if you give us the contact) reserve a freight slot. The crew arrives in the reserved window, checks in at the loading dock or service entrance, and uses the freight for both load-in protection and the load-out.

What if my building requires additional-insured naming?

Standard for prewar co-ops, condos, and luxury rentals. We can name your building entity, the managing agent, the unit owner, and any other parties your building requires as additional insureds on the COI. Add the exact legal names when you book — we'll get them right the first time so there's no rejection.

Is doorman building pickup pricing different?

No. Same flat per-item rate as walk-ups — no doorman surcharge, no Manhattan modifier, no freight elevator fee, no COI fee. Sofa $159, queen mattress $139, refrigerator $171, washer $129. Truck-fill cleanouts $175 (1/8 truck) to $895 (full 16-cy truck).

How fast can you get a COI to my building?

Standard turnaround is within a few hours of booking. If your building manager needs it sooner (e.g., for a same-day freight slot), tell us at booking and we'll prioritize — most same-day COI requests go out within 60-90 minutes. We don't charge a rush fee.
