What makes a Manhattan estate cleanout different

Manhattan estate work isn't the same as a standard apartment cleanout. The building usually has its own rules: COI on file before any vendor enters, freight elevator booked through the super, service-entrance check-in, no passenger elevator for loads, blanket protection on the freight. The co-op board often imposes a move-out deadline — 30 days after the transfer of ownership is typical, sometimes shorter. The estate attorney or executor is often coordinating from out of state. The family may not have set foot in the apartment in years.

Then there's the contents. Manhattan estates tend to be dense — books, decades of paper, archive boxes, framed art, oriental rugs, antique furniture, china cabinets, Steinways. Some of it is genuinely valuable, some of it has sentimental value to the family but no market value, most of it is regular household goods that have accumulated over 40-60 years. The family doesn't need to be on-site. We send a written disposal manifest after the job for the estate record.

How we handle valuables and personal items

The crew is instructed to err heavily on the side of preservation. Anything that could be valuable, sentimental, or personal — jewelry, watches, cash, documents, letters, photographs, family papers, safe-deposit keys, framed photos, military medals, religious items, wedding rings — gets set aside in a designated keepsake box during the cleanout. If the executor isn't on-site, we photograph the contents of that box and email it for review before any of it leaves the apartment.

We don't make judgment calls on what's a keepsake. Better to over-preserve and have the family discard a few low-value items later than to send something meaningful to the transfer station.

Best effort. Clean, working furniture and appliances go to Housing Works (which has Manhattan locations and accepts large pickups), Habitat for Humanity ReStore, GreenDrop, and the Salvation Army. For estate cleanouts we usually do a quick photo walkthrough (phone video works) to estimate truck-fill volume. The truck-fill quote is fixed once we agree on the tier. If you under-estimate the volume and the actual contents go beyond the booked tier, we show you the upgraded tier on-site and you approve before we start. No surprises.
