DUMBO is a small neighborhood with big-building logistics

The entire residential DUMBO footprint is maybe ten square blocks — Bridge Park to Pearl Street, John Street north to the waterfront — but those blocks contain a striking concentration of buildings that each have their own protocol. Roughly two-thirds of DUMBO's residential addresses are in converted late-1800s and early-1900s warehouse buildings: the Clock Tower (1 Main Street), the Sweeney Building, the Gair Building, 70 Washington, 168 Plymouth, Powerhouse, the various Jay Street conversions. Each was converted at a different time by different developers, and each has slightly different managing-agent and elevator protocols.

The other third is modern construction: the Front Street luxury condos, J Condo, the towers along the Brooklyn Bridge Park edge (60 Water, 1 John, Pier 1 Residences).
