The neighborhood was historically Jewish then heavily Italian-American — over the last 20 years it has transitioned to a substantial Caribbean (Jamaican, Trinidadian, Haitian, Guyanese) majority, with the Italian-American old guard still present in pockets.
The housing is overwhelmingly detached and semi-detached 1940s-50s brick single- and two-family homes with side driveways, small front yards, and one-car attached garages. Most have basement laundry rooms with exterior bilco access. Operationally this is the easiest part of Brooklyn for us — driveway-loaded, no stairs, fast workflow.
The NYCHA Bayview Houses complex sits at the southern edge of the neighborhood near Jamaica Bay (Seaview Avenue, East 91st-92nd Streets). Standard NYCHA workflow there. The neighborhood is bounded on the south by the Belt Parkway.
