The blocks west of Main Street, between Roosevelt and Northern, are the dense pre-war co-op core — six- and seven-story brick buildings, narrow service elevators, managing-agent paperwork required before any contractor crosses the lobby. North toward 39th Avenue and east into Murray Hill the housing gets mid-century: brick walk-ups with tight tree-lined streets, then row houses and Tudor-style single-families with driveways. South toward Kew Gardens Hills and east into Bowne Park is largely single-family, with garages and side-yard access that lets a truck pull right up.
Every part of Flushing has its own access reality, and that's what determines whether your pickup is a 25-minute job or a 90-minute one. If you live in a co-op building on Main Street, Sanford Avenue, Bowne Street, or anywhere along the Roosevelt Avenue strip, your managing agent likely requires a Certificate of Insurance before any moving or hauling contractor enters the building. The COI names the building entity and management company as additional insureds and has to be on file before the lobby desk lets the crew up.
Our process: when you book and tell us your building, we email the COI to your managing agent within an hour. We carry $1M general liability and $1M umbrella, which covers every Flushing co-op we've encountered. The lobby/super then coordinates with us directly to book the service elevator slot — usually 9 AM to 4 PM on weekdays, sometimes a limited weekend window. Same-day is possible if your building's office is responsive; otherwise we book the next available elevator slot.
