Forest Hills has four distinct housing patterns

Forest Hills covers more variety than its single ZIP suggests. Forest Hills Gardens — the private community south of Continental Avenue between Austin and the LIRR — is Tudor and Cotswold-style single-families on tree-lined private streets. Most have driveways and side-yard access; some have garages. These are some of our fastest Queens jobs because access is essentially residential.

North of Austin Street are the pre-war elevator co-ops — the brick towers along 70th Road, Yellowstone, 108th, and Austin proper. Built mostly between 1920-1940, these are run by professional managing agents, require COI for any vendor, and operate on standard service-elevator slot booking. Many residents have been in the same apartment 30-50 years.

Queens Boulevard hosts a third pattern: 1960s-70s 15-25 story high-rises (Cord Meyer developments, the Parkway Hospital area towers). Standard NYC multifamily protocols.

Then the garden-apartment complexes north of the LIRR (Forest Hills Crescent, Birchwood Towers, the 64th-Road co-op cluster) are smaller-scale 2-3 story buildings with driveway access. Fast jobs.
