Upload Photos & Get Quote →Fordham is a tenement-walk-up neighborhood wrapped around a university and a major commercial spine. North of Fordham Road you're in 5- and 6-story brick walk-ups along Grand Avenue, Webster, and Valentine — narrow stair turns, no service elevator, building supers who lock the basement chute by 8pm. South toward the Concourse line you hit Rose Hill student housing where the entire neighborhood turns over the last weekend of May and the second week of August. East of Webster, you're brushing Belmont (Arthur Avenue) — the streets stay Italian-American, the calls come in English, but the buildings are the same prewar walk-up stock.
Fordham Road itself is loading-zone hostile from 7am to 7pm. We stage trucks on the side streets — Crotona Avenue, 188th, Cambreleng — and walk dollies the half-block in. Pickups along the Grand Concourse get scheduled around the parking-protected hours; we'll text you a 30-minute arrival window so you don't sit on a stoop for three hours.
Roughly a third of Fordham bookings are students leaving Rose Hill at semester's end: an IKEA Malm, a twin XL mattress that lived under a bunk-bed loft, a microfridge, and a folding chair. We price those as itemized pickups, not a truck-fill — students almost always pay less itemized once you actually run the math.
Every price below is what the engine actually quotes. No "tenement walk-up surcharge," no fake co-op tier, no refrigerant fee. The walk-up labor is already priced in.
