The residential streets — Lydig Avenue, Williamsbridge Road, Pierce Avenue, Yates Avenue — are detached and semi-detached two-family brick houses from the 1920s-50s with side driveways and small backyards. Property turnover is generationally slow; many homes have been in the same family for 50+ years. Morris Park Avenue runs east-west as the commercial spine — Italian bakeries (Madonia, Egidio's at the Belmont edge), salumerie, social clubs, the kind of small storefronts that have anchored the neighborhood for decades.
The east side of Morris Park abuts the Albert Einstein College of Medicine and Jacobi Medical Center campuses. The surrounding blocks have significant medical-resident and graduate-student housing — apartment turnover concentrates in June and July as cohorts rotate. Mattresses, IKEA assemblies, midsize moves.
Demographically, the Italian-American old guard remains the largest household type, but Albanian, Bangladeshi, Mexican, and Puerto Rican families are well-represented now. Italian, Spanish, and Albanian speakers all available on the Morris Park crew rotation.
