A 2004 rezoning unleashed a wave of high-rise condo construction along Flatbush Avenue, Schermerhorn Street, Willoughby Street, and Livingston Street — towers like the Avalon Willoughby Square, The Brooklyner, 388 Bridge, 7 DeKalb, Brooklyn Point, the Stage 6 City Point towers. Most are 30-50+ story doorman buildings with concierge teams and freight elevators.
The neighborhood retains its historic commercial core. Fulton Mall (the pedestrianized Fulton Street between Boerum and Flatbush Avenue) is the borough's largest retail concentration, anchored by Macy's, Modell's (now closed), TJ Maxx, and dozens of smaller storefronts. Truck staging on Fulton Mall itself is impossible; we use side streets (Smith, Hoyt, Bond, Bridge, Adams) and dolly the half-block.
The northern half (around MetroTech Center) houses NYU Tandon School of Engineering, multiple government agencies, and corporate offices. Office cleanouts are routine.
