The Lower East Side covers the area between Houston Street (north), East Broadway and the Manhattan Bridge approaches (south), Bowery (west), and the FDR Drive (east). The dominant housing is 5-6 story pre-war tenement walk-ups built between 1880 and 1910 — narrow railroad apartments stacked on narrow staircases with shared bathrooms originally, now mostly renovated into private 1-2 bedroom apartments. The neighborhood was historically one of NYC's primary immigrant landing zones — Jewish, Italian, Puerto Rican, Dominican, and Chinese communities all built foundations here.

Three additional housing layers complete the LES picture. NYCHA developments along East Broadway and Madison Street (Vladeck Houses, La Guardia Houses, Rutgers Houses, others) house a large portion of the neighborhood's long-term residents. The Essex Crossing developments (the new mixed-use towers around Essex Market) bring modern luxury condo stock to the neighborhood. And the East Broadway Chinatown extension — running east of the Manhattan Bridge approaches — is the eastern part of the larger Chinatown footprint, with Cantonese as the primary language on those blocks.
