The blocks between W 34th and W 59th Streets, from the Hudson to the East River, host most of NYC's office tower stock — Fifth Avenue's flagship towers, Sixth Avenue's banking and media buildings, Park Avenue's commercial spine, Madison's smaller towers, the new Hudson Yards / Manhattan West developments, and the hotel-dense blocks around Times Square. Major train stations (Penn, Grand Central) cluster within the footprint, drawing constant taxi and bus traffic. Times Square itself is a pedestrianized commercial zone.
