What was a 9-to-5 office district until the late 1990s is now a 24/7 residential neighborhood — driven by tax incentives that pushed building owners to convert former office and bank towers into rental and condo housing. The result: dense doorman residential stock in some of the city's tallest pre-WTC and post-WTC buildings.
Notable conversions: 70 Pine Street (the Cipriani Club, 1932 Art Deco tower converted to residential 2016), 20 Exchange Place (1931 City Bank-Farmers Trust Building, residential 2007), 100 Maiden Lane, 90 West Street, plus the post-2010 new-construction towers on Greenwich Street, William Street, and Pearl Street. All have freight elevators and managing agents who require Certificates of Insurance from any vendor.
Operational reality: weekday mornings only. Weekends FiDi becomes a tourist clog around Stone Street, Wall Street, the Seaport, and the Statue of Liberty ferry terminal. Truck staging is impossible. We schedule for Tuesday-Thursday mornings when the freight elevators are also available.
