What Flatiron pickups actually look like

The Flatiron District is named for the iconic 1902 Flatiron Building at 23rd Street and Broadway — but the neighborhood's modern identity is split between commercial tech offices (the original "Silicon Alley" of NYC startups, anchored around Madison Square Park) and loft-style residential condos in converted late-1800s commercial buildings.

The commercial half drives a meaningful share of our work. Office cleanouts are routine — startups expand, contract, pivot, fail. Desks, monitors, office chairs, conference tables, broken whiteboards, electronics for e-waste. WeWork-style co-working space turnover happens regularly across the neighborhood. Layoff-driven office downsizing generates burst volume during macro tech corrections.

The residential half is overwhelmingly post-2000s loft conversions. Broadway and Fifth Avenue have stretches of converted 1880s-1920s commercial buildings with high ceilings, large windows, and modern fit-outs. Freight elevators with managing-agent COI requirements; standard NYC workflow.
