The dominant residential type is postwar and prewar doorman elevator buildings: Sutton Place (1 Sutton Place South, River House, the original 1920s-30s towers — some of NYC's oldest and most exclusive co-ops), the Tudor City complex (1928 planned community on 41st-43rd between 1st and 2nd Avenue), the postwar towers along 2nd Avenue and 3rd Avenue, and the diplomatic-adjacent housing near the UN.
The operational constraints come from the surrounding commercial activity. 42nd Street is impassable during commuter rush (7-9am, 5-7pm). The Grand Central / Park Avenue corridor sees significant pedestrian density throughout the workday. UN Plaza has heavy security during General Assembly (mid-September). We schedule pickups for the 10am-3pm window when truck access is cleanest.
Demographically, Midtown East residents skew older and longer-tenured than newer Manhattan neighborhoods — many original 1980s-90s residents remain in long-held co-ops. Estate cleanouts are a meaningful share of bookings.
