The residential stock splits between postwar doorman towers along 8th and 9th Avenue (1960s-80s vintage, freight-elevator buildings with managing-agent COI requirements), some 2000s-era new construction near the Hudson Yards edge, and 5-story prewar tenement walk-ups in the Hell's Kitchen-adjacent blocks west of 9th Avenue.
Operational reality: Times Square is impassable for vehicles most of the day (42nd-49th between 7th and 8th). We stage trucks on the cross-streets above 49th or below 42nd, and dolly through. The Theater District side streets (44th, 45th, 46th, 47th) are clearer outside matinee (1-2pm) and evening curtain (7-8pm) times. We schedule pickups for the 10am-noon and 3-5pm windows.
The Garment District (around 36th-40th, 7th-9th) has substantial commercial cleanout work — small fashion offices and showrooms cycle through every couple years.
