The neighborhood roughly covers 25th to 30th Streets between Sixth Avenue and Lexington Avenue, anchored by Madison Square Park to the south.
The defining housing pattern is loft condo conversions of former commercial / showroom buildings, especially on 28th and 29th Streets between Fifth and Madison. These are higher-end residential — high ceilings, large windows, freight elevators, full doormen, managing-agent COI workflows. The boutique hotel corridor overlaps significantly: the original NoMad Hotel at 1170 Broadway (now closed/reopened multiple times), the Ace Hotel at 20 W 29th, the Marmara Park Avenue, the Made Hotel on 29th — all in this strip.
Some old commercial buildings still operate as showrooms (the area was historically a wholesale flower / millinery / showroom district), and we periodically get showroom cleanouts.
