The historic core — Beck Street, Dawson Street, Kelly Street, Macy Place, Hewitt Place — preserves an intact stretch of 1890s and early-1900s brownstone and limestone row houses with high stoops, parlor levels, and original cornices. Most of the historic stock was rehabbed in the late 1970s and 80s (Banana Kelly Community Improvement Association is famous for the work) and now houses long-tenured Puerto Rican and Dominican families.
North of the historic district sits NYCHA Forest Houses (Tinton Avenue between East 163rd and 165th) — a major affordable-housing development. South toward the Bruckner Expressway, you brush the Hunts Point industrial border with commercial / mixed-use blocks.
Demographically: predominantly Puerto Rican and Dominican, with growing Mexican and African-American populations. Spanish is the default crew language.
