The historic core (Mott, Mulberry, Pell, Doyers, Bayard) is overwhelmingly 5- and 6-story prewar brick walk-up tenements with some of the narrowest stair turns in NYC — 70-80° pivots between landings are common. The blocks were built in the late 19th century before any modern building code existed, and the walk-ups have small footprints with tight central staircases. Sectional sofas and queen mattresses regularly require disassembly at the apartment door to clear the second-floor turn.
Canal Street is the commercial spine — wholesale fish markets, produce stands, jewelry storefronts, and tourist-focused retail. Truck staging on Canal itself is impossible during market hours (5am to 2pm); we use the side streets (Mott, Mulberry, Elizabeth, Bayard, Pearl).
Demographically, Chinatown is overwhelmingly Cantonese (older / longer-established residents) and Mandarin / Fujianese (newer arrivals from the mainland and Fujian province). Cantonese-speaking crew available on Chinatown routes; Mandarin on request.
